Both buildings offer the same 85 sqm 3-bedroom layout, and the practical difference is the turnover date. Shantung turns over in June 2027 at PHP 12,124,000, with the 12% downpayment spread over 36 months at about PHP 39,176 per month. Taffeta turns over in August 2028 at PHP 12,346,000, and because turnover is fourteen months later the downpayment stretches over 50 months at about PHP 28,734 per month. Taffeta is roughly PHP 10,442 lighter each month but costs about PHP 222,000 more in total price. Taffeta also has no 3-bedroom above 85 sqm and no 4-bedroom, so any larger layout is a Shantung unit.
