12% Spot DP vs 5% Low Spot DP vs Home Advance

The Crestmont qualifies for Home Advance, so you have a real choice in how you enter the same unit. Here is what separates the three routes — and why the one that looks most expensive up front is usually the cheapest to finish.

The difference that decides it

With Home Advance you are the owner from Day 1 — not a tenant hoping to become one

Home Advance is not a “rent first, buy later” arrangement. The purchase happens first; the occupancy happens second. That order is everything:

  • You sign a Reservation Agreement, then a Contract to Sell — on that exact unit, in your name, before any move-in conversation starts.
  • Every peso of your downpayment is equity in your purchase, not a credit held aside to be applied later if something gets approved.
  • The unit leaves the market the day you reserve it, and your price is locked at your contract price for the whole term.
  • There is no conversion step and nothing left to approve to make you an owner — you already are one. The only approval remaining is the bank loan on the balance, which every buyer on every payment term goes through.

Compare that with any arrangement where you lease first and the purchase is a separate, later decision that is subject to approval. There, you can pay faithfully for a year and still not own anything — and if the conversion is not approved, every peso you paid was rent.

Straight about the lease: under Home Advance you do sign a lease and the monthly Home Advance rate is not credited to your purchase. It is the occupancy fee for living in a unit you have already bought, before the bank releases the balance. Your ownership runs on the downpayment, in parallel — and it started the day you reserved. The right comparison is not “lease versus equity,” it is “this lease versus the rent you are paying someone else right now.”

The Crestmont has no units showing as available in the current DMCI inventory feed — reserved and on-hold units are released back regularly, so message me for today’s live list and I will run all three computations on the exact unit and floor you want. The 12% spot column assumes DMCI’s regular term with no promo discount applied; special discounts are tied to their own payment terms and are not combinable (memo PD-26-07-031). 5% low spot downpayment per memo PD-26-05-028, valid June 1 – November 30, 2026, ready-for-occupancy buildings only, Chinabank or BPI financing only. Home Advance per memos PD-26-06-014 and PD-26-06-020, valid July 1 – September 30, 2026. Closing fees are payable separately on all routes.
